SERVICES

  • We offer a range of services from simple invoicing and collection systems to full management.

  • Our fees:

  • For management services we prefer to charge a flat annual fee based on the number of apartments.

  • Where the leases state a percentage of service charge expenses as the management fee then this is acceptable.

  • We ensure the cash flow is well controlled so money is available to meet the needs.

  • We structure separate bank accounts for client's monies designed to maximise interest for the client's benefit.

  • We submit regular statements so the client is well informed of the financial situation.

  • We welcome the most rigorous auditing.

  • We monitor all maintenance requirements and ensure that each property has the most cost effective work completed. When required we closely manage major works. We issue the section 20 forms required under the Commonhold and Leasehold Reform Act 2002

  • We ensure that each property has appropriate health and safety precautions in place.

  • We engage staff as required. Each member of staff has a clear job description. We encourage the staff to take a pride in the properties we manage.

  • We monitor insurance claims, both for the benefit of leaseholders and to ensure renewal at favourable rates. We follow the FSA procedures.

  • We ensure, for the collective benefit of all, that leaseholders and tenants comply with their leases.

  • We employ where required, on behalf of clients, porters and caretakers and have a database of experienced contractors and suppliers of services who, we believe, do good work for reasonable prices.
